Wish I listened the first time

I initially downloaded the podcast prior to buying my house but I didn’t listen to it until after I had a bad renovation experience. Contractor ghosted me for months after the down payment. Finally did the work but took forever and cost 50% more than the original proposal. Listening now I can related to so many of the “what not to dos”! Great show and excellent host!
